Owned by Brookfield properties and designed by RTKL Associates, Inc., the eight-story office building is located in the heart of our nation’s capital. First built in the 1960’s, the renovation transforms the building into the 20th century in both style and aesthetic appeal. The site was originally home to the Church of the Redeemer. “The Church was considered a landmark piece of architecture and its demolition helped usher in the preservation movement in DC,” wrote Marc Fairbrother, Vice President of RTKL Associates, Inc.
The architectural goals for the project included balancing historic design elements, while modernizing the structure and incorporating sustainable building components to align with the LEED gold objectives. “The corner tower and projected bay window on the west facade creates an elegant composition which recalls the history of the site and honors its historic context,” wrote Fairbrother.
Harmon Inc., one of the nation’s largest contract glaziers, and general contractor James G. Davis Construction entrusted JEB to process the newest generation of high performing low-E coatings produced by PPG into insulating glass units for vision, spandrel and silk-screen applications. Tony D’Agostino, Principal and Project Manager of RTKL Associates, Inc., responded, “The performance criteria for the glass was of upmost importance given the all-glass design of the building. We conducted research on a wide variety of glass types which would give us the performance we needed and, at the same time, give us a clear non-reflective aesthetic without tints and without the upcharge for low iron. Solarban 70XL best achieved both.” Providing a solar heat gain coefficient (SHGC) of 0.27, 64% visible light transmittance (VTL) and a 2.37 light to solar gain (LSG) ratio, Solarban® 70XL is the top performing Low-E product on the market today.
JEB’s WinduoTM insulating glass units consisted of ¼” PPG Solarban® 70XL (2) ½” air spacer – ¼” clear and ¼” PPG Solarban® 70XL (2) ½” air spacer – ¼” clear with a white silkscreen horizontal line finish. The units were fabricated to the highest quality standard, reducing the bow and warp, surpassing ASTM standards, and minimizing roller wave distortion on heat-treated glass, with a targeted not-to-exceed .003” peak-to-valley roller wave distortion. Light grey colored silicone sealant was chosen for visual appeal helping to minimize the site line for this structurally glazed application, giving a seamless appearance to the façade. Wayne Shelton, Project Executive for Harmon Inc., remarked, “Overall Harmon was very satisfied with the quality and performance of JE Berkowitz’s product… we would recommend them in the future for this type of project.”
The project is being considered for the prestigious LEED Gold certification, including features like an all-green roof with paved observation area. “The performance of the Solarban 70XL helped us achieve the mechanical design for the base building, which in turn, granted us consideration for LEED Gold certification,” noted D’Agostino. JEB provided on-time delivery to Harmon’s unitizing plant in Maryland, contributing to LEED with the use of returnable and reusable steel racking for glass shipments. RTKL is confident they will achieve the certification.
